England and Wales. A deposit taken on an assured shorthold tenancy must be protected in an authorised scheme within thirty days of receiving it, and the prescribed information must reach the tenant in the same thirty days. Missing either costs between one and three times the deposit and blocks a section 21 notice until it is put right. The information itself is a list set by regulations, and it ends with something most templates leave out: a certificate, signed by the landlord, that the information is accurate and that the tenant was given the chance to sign it too.
